We found this property to be extremely thoughtfully equipped, clean and very comfortable. The patio area is gorgeous, and the location could not be better for nearby sights such as Garden of the Gods, Cave of the Winds and other attractions. Large open rooms and an outstanding king-size bed. Sterling and Anne were great hosts, and we would definitely stay there again!

Very comfortable! 5 Stars Stayed Dec 2018 Janelle G. My husband, college-age daughter and I came to CO to visit family for Christmas. Everything we needed to be comfortable and relaxed was provided. Don't let the lack of a kitchen scare you off---there were lots of ways to cook and fun gadgets to use. The full size fridge was clean and ready for a week's worth of Christmas groceries! We had a beautiful view, privacy, access to laundry, and a couple friendly quick chats with the owners who live upstairs. Deer visited the yard and it felt super safe. Best use of money---never stay in a hotel hen this is available!

This property is conveniently located for shopping, sightseeing and ease in getting around The Springs area. This well appointed one bedroom apartment has everything that you need to be comfortable, including a wood burning fireplace for an extra homey feel whether you have snow or not. The furnishings are cozy, bed divine and the hot water instant....You do need to navigate ten steps to the apartment via a private entrance .Entering by way of a patio, you have a wooded view of the surrounding area including a glimpse of Pikes Peak. Ann and Sterling make you feel as welcomed as old friends. A great stay...of 31 nights....I have absolutely no complaints.....

Rate is based on a two person occupancy. $10 per person per night for additional guests to a maximum of 4 guest. No extra person charges for Cadets when staying with their parents or relatives. Vacation Rental Owners are welcome to contact us for special discounts.

PAYMENT TERMS
50% of rental rate is due at the time of booking with the remainder and the Damage Deposit due 30 days prior to check in. Booking request received within 45 days of booking will be due in full including Damage Deposit at the time of booking.
DAMAGE DEPOSIT
The damage deposit will be returned within 3 business days provided there is no damage. If there is damage, host will require at least 7 business days to get repair estimates to report back to the guests. Guests will be liable for the additional costs if damages exceed $500.
RENTAL AGREEMENT
When a booking request is made, guest will be sent a copy of the Rental agreement. All parties over the age of 18 will be required to sign and provide a copy of their drivers license for verification and security purposes within 7 calendar days of entering into the agreement.
CANCELLATION POLICY
Requests to cancel at least 60 days before check-in will be refunded 100%. Requests to cancel between 30 and 60 days before check-in, will receive a 50% refund. If host is able to re-book the stay, an additional refund will be considered. Otherwise, there is no refund.
